Landlord gas safety checks

We as a company provide the service of the inspection and maintenance of all gas appliances and continue to support our landlords every 12months by providing them with a Landlord Gas safety record, CP12 form.

As part of the Landlord gas safety check we are qualified complete checks on all gas appliances such as gas cooker, hobs, fires, or stoves, AGA’s, water heaters.

Rules and regulations of having a tenanted property

The gas regulations of 1998 place the responsibility of the Landlord to ensure that any gas appliances in the rented property are well maintained and inspected every 12 months.

As of 1 October 2022, the requirements are expanded so that any room with a fuel burning appliance will normally require a carbon monoxide alarm. The legislation also requires landlords to take action when tenants report a faulty alarm to them.

To ensure all properties are fit for human habitation, a carbon monoxide alarm must be placed in every room with a solid fuel-burning appliance and a smoke alarm is required on every storey. This law will come into place on 1 December 2022.
