The Gas Safety (Installation and Use) Regulations 1998 require every landlord to ensure that any gas appliances, pipework and flues provided for tenant use are inspected and maintained by a Gas Safe registered engineer every 12 months. A copy of the CP12 record must be given to tenants within 28 days (or before move-in for new tenancies).

Since 1 October 2022, the Smoke and Carbon Monoxide Alarm (Amendment) Regulations 2022 have expanded the rules: any room containing a fixed combustion appliance (other than a gas cooker) must have a working carbon monoxide alarm, and landlords must act promptly to repair or replace faulty alarms reported by tenants.

A smoke alarm is also required on every storey of the property used as living accommodation.

A landlord gas safety inspection (CP12) is legally required every 12 months. You can book the next check any time in the two months before the expiry date without losing any days — the new certificate will run from the old expiry date.

Most properties take 30 to 60 minutes depending on how many gas appliances are fitted (boiler, hob, cooker, fire, etc.). We’ll issue the CP12 certificate on the day, emailed to you and the tenant (and your letting agent, if required).
